We Bargain holiday homes are an independent licensed estate agent in Altinkum, Didim, Turkey. Run by a British wife and Turkish husband. Being in Altinkum 18 years we've seen the area develop, becoming more popular with British property investors. With our local knowledge and experience we aim to make the purchases as simple and cost effective as possible for our clients.
We take pride in our reputation as being warm and friendly and having reliable after sales services. We believe if our clients are happy, we are happy. Buying a property in another country can be one of the largest financial decisions our clients can make. So ensuring that the purchasing of the property should go smoothly is crucial.
As my wife is British we understand how difficult it is to settle in a foreign country. We use those experiences to help our customers guide them on the right path. Teaching them everything they need to know about Altinkum and Turkey with the correct information and advice. We have a wide range of properties ranging from old and to new build, off plan and although resale has not quite started in here in Altinkum. We welcome it with open arms. Our aim with every sale is to find our clients their dream holiday home at the right cost.
Buying and selling
On our first meeting we will talk through your requirements – your budget, your accommodation needs, are you buying for pleasure, or investment, or indeed both, will you want to rent the place out, do you intend spending a large part of the year there, or just a few weeks in summer… Based on this knowledge we will gather a number of properties that we feel suit your requirements, and arrange a number of viewings. We want this part of the process to be enjoyable, informative and ultimately satisfying. So far this is pretty much similar to buying a property in the UK. However, when you find something you want to buy we will work with you in negotiating with the owner on your behalf, to ensure you get the best possible deal.
Once the deal has been agreed we will go to a legal Solicitor where a contract will be drawn up between yourselves and the seller, confirming the price, and agreeing on dates of transfer. We would require from you two passport sized photographs of the person/s whose name will be on the property deeds (the Tapu), plus a photocopy of your passport. At this point your deposit is paid to the seller and the Tapu is sent off to the City Council. Typically the payment plan requires an initial 10% deposit to secure the property.
The next step
Every home has a title deed (tapu). In order for the title deeds to transferred into the client’s name. The Didim title deeds Office will send the title deeds to a Military Office in Izmir. There they are checked, once it has been given the ok (approximately takes 3 months) it will be sent back to Didim. At that point we contact our clients. For the release of the title deeds we advise our clients to be here in person. However if they can not be there we can obtain a power of attorney from the client when viewing the properties. The power of attorney and the deeds are all obtained at the local notary. The routine is taken place for selling as well.

Agree on price Pay deposit and sign sales agreement Obtain military approval Pay remaining balance as stated on payment plan

· Agency fee: 3% of selling price. · Solicitor including legal translator: £350 · Deed application sending fees: £300 · Electric and water subscription and connection: £350 - 400 · Deed expenses: 1.5% - 3% of the declared price. Buying tax this will be paid when the deeds arrive · Power of attorney: £100 only needed if you can not be here to sign for the deeds |
